The site is located wholly within Flood Zone 1 which is the area at lowest risk of river and sea flooding and is not impacted significantly by surface water flooding during periods of heavy rainfall. 

However, Taylor Wimpey is aware that surface water flooding is an issue in Tongham village. The current drainage situation can be significantly improved by creating a surface water management system within the site. This will use a network of sustainable drainage features (SuDS) to manage rainwater runoff on-site and regulate how it flows into existing ditches or watercourses that flow through the village. This will assist in reducing the downstream surface water flooding that currently occurs in Tongham.

The new sustainable urban drainage features will help manage rainwater and reduce flooding. These will include water butts, rain gardens, and larger wetland areas that store water during heavy rainfall. As well as mitigating flooding, these features will create attractive spaces, support local wildlife and biodiversity and be designed to handle extreme storm events (1 in 100 year and climate change storm events).
