The proposals seek to create a new neighbourhood which celebrates the existing character within Tongham and will include the following key benefits:

New green spaces, children’s play areas and areas for teenagers.

A new link road through the site which will ensure the even distribution of traffic and reduce congestion in the centre of Tongham, particularly on The Street and the Grange Road mini roundabout.

Two entrances into the site, taken from The Street and Poyle Road, as well as a pedestrian/cycle access to Poyle Road, near to St Paul’s church.

Around 58% of the site will be open green space, including 16-hectares within the south of the site which will contain new walking and cycling routes. These green spaces will be enhanced for wildlife and designed for people to enjoy nature

Contributions to improving local community sports, amenity and recreational facilities.

Supporting the continuation of hop growing in Tongham by retaining and partially relocating the Hop Garden.

Around 400 new homes on the northern parts of the site, including a range of sizes and 40% affordable housing.

New and improved routes within Tongham and the surrounding countryside to make it easier and safer to travel on foot or by bike.

A sustainable drainage system to manage drainage within the site and to help improve surface water management in Tongham.

New tree planting, landscaping and environmental improvements across the site.

Significant enhancements in biodiversity onsite – at least a 20% net gain.

Potential for new community allotments or a community growing space.

Boosting the local economy with the creation of new jobs during construction.
